Nothing — for residential mortgages, the lender pays us a finder's fee when your mortgage funds. There is no fee charged to you. The only out-of-pocket costs in a typical home purchase are the lawyer (approximately $1,800) and an optional property inspection (approximately $500).
No. The estimate from our online calculator does not pull your credit. When you decide to move forward with a formal pre-approval, we will pull your Equifax credit report — once, with your permission. A single mortgage-related credit inquiry from a broker rarely affects your score, especially if you haven't been applying for other credit recently.
Your bank can only offer their own mortgage products. We work with every major bank, credit union, and monoline lender in Canada — so we can shop the market and match you with the right program at the right rate. Brokers also have access to specialty programs (no down payment, self-employed, new to Canada, etc.) that most banks don't offer at all.
Our office is in Edmonton, but we are licensed and serve clients across Canada. The entire process from quote to funding can be done remotely — phone, email, e-signing, and digital document upload. If you'd rather meet in person, we'd love to host you in our south-side Edmonton office.
